About me

For First Time Buyer;

I am awesome with first-time home buyers and certainly appreciate that even the seasoned home buyer may have questions about procedures here in Texas home buying and necessary knowledge of nuances from neighborhood to neighborhood. The buyer is depending on me to provide critical information about the quality of life based on anything from schools, utilities and HOA fees to whom to call for a good house cleaning, pool cleaning service or where to go to get the best Pizza. It is my job to know all that I can possibly know about a neighborhood so my buyers will have enough information to choose between neighborhoods. I find I can read people very well after about 3 hours together looking at homes. This ability to watch, listen, perceive and interpret needs can save time and heartache finding the right home at the right time for the right reasons.

For Buyers;

My motto is Right house, Right Time; I prefer to anticipate needs and meet them sooner than my client begins to think of them. I am an excellent tour guide of all areas of Greater Houston including The Woodlands, Sugar Land, Kingwood and Houston. I know Houston particularly well in The Heights, Montrose, Midtown, West University Rice Miiltary and around the Galleria. Each area has its own unique style and amenities to meet each individual clientrsquo;s needs. Houston is amazingly diverse offering a glimpse and niche for almost any culture from around the globe. Houston is also convenient to other fun cities such as Austin, San Antonio, Dallas and only 6 hours to New Orleans. You can even take the train to New Orleans from downtown Houston!

Upon first contact with my buyers, I provide a detailed list of what will happen before, during and after the execution of the sales contract. Then, I walk them through each step one at a time. I often get told I do not need to follow up with everyone so much; but I still do. I want to know what the lender, Title co., the other agent, inspectors, handymen, any party to the transaction is doing and how it is going. I want any potential problem or delay to be communicated and dealt with much, much sooner than later. I love the Marinersquo;s motto ldquo;Improvise, adapt, overcomerdquo;!

For Sellers;

I am Negotiation Specialist Certified and platinum Quality Service Certified. With my back ground in Art History, I can look at elevations, yards, any room and determine the best strategy to make the property appealing to the eye and the senses to procure an offer ASAP. I have strategies for pricing and evidence of my closed transactions to back them up. It is not always about lowering the price, though price is critical, it is about raising the value as high as possible without pricing out of the current market. I have sold listings for more money than what they expired for with other agents. The listings on HAR did not even LOOK like the same house after we staged and photographed. The increased price was a result of increased perceived value based on a partnership between the seller and me. In many cases, it is a matter of spending as little as $500 or a $1000 or spend nothing at all and just de-clutter, clean and take better pictures! It is a partnership from beginning of the listing to a closed sale and a friendship for life.
